# 7 Fall Conservation Tips Every Property Manager Needs

As temperatures start to drop, fall is the window property managers cannot afford to skip. The weatherproofing, maintenance, and resident communication decisions made in the next few weeks directly shape heating bills, maintenance calls, and resident satisfaction for the entire winter season.

Here are seven practical conservation moves worth prioritizing this fall.

## **1. Seal Drafts Before Heating Season Starts**

Gaps around windows, doors, and utility penetrations are the single biggest source of preventable heat loss in multifamily buildings. A basic weatherstripping and caulking pass across common areas and unit perimeters now, before the first cold snap, pays for itself many times over in reduced heating costs.

**2. Service HVAC Systems Proactively**

Waiting for a heating system to fail in January is the most expensive way to discover it needed maintenance in October. Scheduling filter changes, duct inspections, and boiler or furnace tune-ups in the fall reduces emergency service calls and keeps equipment running at peak efficiency all winter.

## **3. Reset Thermostats and Check Programmable Settings**

If units or common areas use programmable thermostats, fall is the time to verify schedules still reflect actual occupancy patterns. A thermostat quietly heating an empty leasing office to 72 degrees overnight adds up fast across a portfolio.

## **4. Switch Remaining Lighting to LED**

Any incandescent or older fluorescent fixtures still in common areas, parking structures, or exterior lighting are worth replacing before the days get shorter and lights run longer. LED conversions typically pay back within a year or two through reduced electricity use alone.

## **5. Inspect and Insulate Water Heaters and Pipes**

Uninsulated hot water pipes and aging water heaters lose energy constantly, not just during peak demand. A fall insulation pass on exposed pipes in basements, crawl spaces, and utility closets is a low-cost, high-impact fix.

## **6. Communicate Conservation Expectations to Residents**

Residents who understand how their habits affect shared utility costs, especially in properties using RUBS or submetering, tend to be more mindful of usage. A short fall reminder about closing windows before running heat, reporting drafts, and setting reasonable thermostat levels can meaningfully reduce disputes and consumption.

## **7. Catch Vacant Unit Utility Waste Before It Compounds**

Turnover season often overlaps with the start of fall, and vacant units left running full HVAC, lighting, or unmetered utilities for weeks between residents quietly drain a property's utility budget. Monitoring vacant unit consumption and shutting down unnecessary usage during turnover is one of the easiest conservation wins available, and one of the most commonly missed.
