One of the most underused features available to Livable users inside their AppFolio workflow is the reporting suite. Most property managers check their reports after something goes wrong. The operators who get the most value from billing data use it proactively, before issues surface.

## **What Your Billing Data Is Actually Telling You**

Every billing cycle generates data that goes beyond the invoice. Inside your Livable reports, you have access to allocation summaries, unit level charge breakdowns, master bill comparisons, and historical usage trends.

Most users glance at the totals and move on. But the detail inside these reports is where the real value lives.

A unit that is showing consistently lower charges than its neighbors may indicate an occupancy change that was not updated. A master bill that increased significantly month over month without a corresponding increase in resident charges is a signal that allocation logic needs a review. A pattern of recurring disputes from the same unit often points to a statement clarity issue that can be resolved before the next cycle.

**How to Read Allocation Reports and Identify Anomalies** 

When reviewing your allocation report inside Livable before syncing to AppFolio, look for three things. 

First, check that the sum of all resident allocations equals the master utility bill for the period. Any discrepancy, however small, needs to be resolved before statements go out. 

Second, compare this month's unit level charges to last month. Significant swings in individual unit charges without a corresponding change in occupancy or usage are worth investigating. 

Third, flag any units that have not received a charge in the current cycle. This could indicate a vacant unit that was correctly excluded or an active unit that was missed. Confirm which before approving.
